We’ve been talking a lot about investing into property. The property market can be untable so before you make important on decisions consider the following factors.

Bad purchases are easy to avoid if you consider all the pros and cons of a given property. Talk to a real estate toronto firm and research on your own. Buying expensive king west condominiums has advantages of prestige and guaranteed growth in value, but it may be difficult to find buyers in the future. Get an inspection of the house done, as well as a structural survey and ideally go for something that needs no major repairs and has an ecologically-friendly future ahead. Make sure you check what fittings come with the price you are paying. Some houses are gorgeous with all the fittings but can look totally different when the previous owners take those with them. If you are looking for something in the heart of the city like cityplace condos make sure you consider sound isolation and pollution solutions like air purifiers or air conditioning as an added cost.

Never show that you are in love with the place and don’t ever offer a price until you are offered one. By all means haggle and negotiate, point out the advantages and disadvantages of the place. Be patient and consistent and don’t jump into spontaneous purchases. Only with all of this in mind you can buy a property of your dreams.

Loft conversions are become a popular alternative to buying or selling a house due to the uncertainty of the property market at the moment. The most popular reason for people moving is that they need more space, however, why go through the hassle of moving when you can add an extra room onto your house at a fraction of the cost?

Few people know much about loft conversions but they’re not actually that complicated and any good company will be more than happy to answer any questions you have. The process of getting a conversion will start with your chosen company coming around your house to establish what will be the most cost efficient way of carrying out your loft conversion. They will also be able to give you design ideas and tell you what type of conversion is the most suitable for your home.

Following this consultation any plans for loft conversions are drawn up so that you can see exactly what you are going to get. This is an opportunity for you to ensure that you are getting exactly what you want and will be happy with the final result.

Providing that you are happy with what you have seen, your building plans will be submitted to your Local Authority for approval. This is an important part of the process and any good company will keep you fully updated through each stage of your application. Once this stage has been completed, the contracts department of the loft conversions company you are dealing with will compile a full list of the agreed work they are going to do for you.

This list will be turned into a document which you should then sign. There are many different reasons for this but the most important one is just in case you feel that the agreed work hasn’t been carried out. This means that you will have evidence that the contract hasn’t been fulfilled.

Once all the paper work has been completed, building work has been approved and both parties are happy a delivery date will be agreed. This means you will know exactly when all building work will be completed. From here workmen from the loft conversions company you have employed will carry out the building work until it is completed.

After this has been done company supervisors will visit your home to answer any questions that you may have. They will also check that all loft conversions comply with any building regulations. Finally, a building inspector will visit the site to inspect the conversion and ensure that it is up to a high standard.

Econoloft is the leading UK loft conversions. Converting your loft is one of the cheapest, easiest and efficient methods of renovating your house to increase the living space in your house.

Shade trees are the backbone of most landscapes. The intended use for most customers creates a market demand for, deciduous trees that are usually limbed up from 36 to 60 inches. Relatively few shade trees are less than 30 feet tall. They are wonderful near a patio, terrace, deck, pool or anywhere to provide relief from the sun. The benefit of energy saving combined with naturally enhancing esthetics make these a tremendously popular landscaping article.

Landscape
Shade trees are the basic element for any landscape plan. They are versatile parts of our landscapes. The fact that these trees can cool temperatures in the surrounding landscape and cool off houses during the heat of the summer is well known. The benefits of providing wind breaks and facilitating birds for a natural insect deterrent are often overlooked. Shade trees have been used through the ages to shade landscapes, homes, buildings, or as shelter and food for wildlife.

Energy
Shade trees are effective in reducing the energy used in cooling homes. Many homeowners and landscapers are using these trees to show thier support for renewable energy and a fun way to provide incentives to learn more about home-scale solar, wind and geothermal systems as well as other green building options. Although it takes time, energy and money to buy and plant a tree, prune and water it, and dispose of leaves, research shows that the annual benefits outweigh the costs by about $65 each year for every single tree. Besides the obvious savings in energy costs, this energy conservation translates directly to less carbon dioxide produced at the generating plant that provides the energy to cool your home. In addition to the quantifiable benefits, half a million trees are planted to reduce energy costs and savings on storm water drainage construction, utilities say tree planting programs have been a public relations bonanza.

Conclusion
Since the most beneficial locations for shade trees are close to the east and west sides of buildings, the best trees will be strong, resisting disease and pests and damage from storms. Leaves of shade trees are subject to sun burning, especially if hot sunny days follow a prolonged period of cloudy weather in spring. Dead and defective branches from these trees are a major source of fuel for plantation laborers. Shade trees are a very important part of our rural and urban landscape. They give us shade and privacy, save energy, serve as windbreaks and soften the harsh lines of buildings.

The question of whether it makes more sense to buy used chainsaws over new machines is often asked and to be honest, there are a number of scenarios which need to be considered.

Budget is one consideration. If you are working on a limited budget then looking for a used chainsaw may be a wise option. However, if you have the money to spend then buying new is probably a better option.

There is an old saying which goes something like this…”buy used and you inherit somebody else’s problems.” I guess that statement can be applied right across the shopping board including buying used chainsaws but if you follow some sensible shopping practices then you can avoid the pitfalls.

Let’s take a look at how to approach shopping for a used chainsaw:

1. Look in your local newspaper classifieds. There are garage or yard sales happening most weekends and these can often unearth some real gems.

2. Be careful though, finding a chainsaw at these sales is one thing thing but you need to make sure the machine is in good working order. Always try before you buy so ask the owner to give you a quick demo. You at least want to know the thing will start.

3. Farm sales and auctions are another avenue worth exploring. In fact, these can be a better option on most occasions than backyard garage sales.

4. Go to your local chainsaw or farm machinery outlet and let them know you are in the market for a chainsaw. Quite often, a client may be on the verge of trading in their chainsaw for an upgraded model and the service dealer can point you in the right direction.

5. Shopping for a used chainsaw online is as easy as typing in your request in your favorite search engine. Ideally, shopping online for a used chainsaw may not be as good as finding one locally but it’s a good back-up if you run out of options. The downside is you will virtually be buying a machine sight unseen and will need to pay shipping charges.

6. Online auctions such as eBay are good alternatives.

7. Online forums can be a gold mine of information. Forums specific to chainsaw or machine tool members provide the opportunity to present your request and if you don’t find a used chainsaw for sale among the members, it’s more than likely you’ll get plenty of referrals and great suggestions of where to look.

While Husqvarna and Stihl have long been regarded the giants of the chainsaws world, lesser known brands such as Jonsered, Echo, Poulan and McCullogh have gradually been chipping away at their dominance. Better technology and growth in the semi professional use of chainsaws have seen more market opportunities open up for the lesser lights.

This report will offer a brief insight into the world of the smaller chainsaws manufacturer and hopefully offer you, the user, more choice before you decide to buy.

Jonsered

Jonsered is part of the Electrolux group of companies. It is no minnow. It first emerged as a possible player in the chainsaw industry in 1954 when it produced a prototype for what we know today as a one operator saw. It was a revolutionary move over 50 years ago and not many people realise chainsaws were machine monsters back then and had to be operated by at least two people.

Now servicing both the professional and non professional, Jonsered is always on the cutting edge of technology. For example, their turbo chainsaw range have provided users with an easier to start machine and enhanced safety features. They have been around a long time, in fact since the 1880′s as a power tool processor and during the last half century, have been silently “snapping at the heels” of the major players in the chainsaw industry.

Echo

As with most Japanese produced products, Echo chainsaws have all the trademark dependability and performance reliability we’ve come to expect. Echo is the largest chainsaw manufacturer in Japan and has made massive inroads on the world wide stage during the past three decades.

It was once stated Echo produces just about the most appreciated chainsaw on the market. Why? Because their no fuss approach has seen it’s machines do what they were designed to do… cut. Their best known feature is their enormous power to size ratio. An excellent example of this is the marvellous CS – 440. Woodcutters have described it as dynamite in a small package…an apt description.

Poulan

Another under the Electrolux group, the Poulan name is synonomous with power tools. Once independently owned and set up by one of the chainsaw industy’s pioneers, Claude Poulan, the brand name has come a long way during the past 60 years. It has an interesting history, in fact, it’s known Claude Poulan came up with the idea of a smaller power-driven chainsaw after watching prisoners fumble around with the massive machines of the early years during service in World War 2. In fact, his idea to replace the pry-pole operator virtually caused a revolution in the forestry industry.

Poulan often shares it’s technologies with Husqvarna as part of the Electrolux banner and have developed a very loyal band of supporters. New improvements which have included the SuperClean system have earnt Poulan a strong reputation for producing durable chainsaws.

McCullough And Homelite

Mccullough and Homelite are always highly spoken of in the chainsaw industry. McCullough has been providing woodcutters with excellent chainsaw products for more than 60 years. They specialise in both the gas and electric machines as well as lightweight and heavy duty chainsaws.

Homelite has been around since 1921. It has built a reputation for being innovative and has a long list of achievements in close to 90 years, to back up their claims. In fact, it was “dabbling” in electric chainsaws as far back as the mid 1940′s. Homelite has been a major player in producing environmentally safe machine technology.

While Husqvarna and Stihl will be hard to “knock off their perch” as the frontrunners in chainsaw manufacturers, the above mentioned brands are just some which provide consumers with buying options.

I remarked the other day to a buddy of mine that if chainsaws get any lighter, we’ll have to attach specially made weights to them to prevent them from floating away.

There’s no doubt that chainsaws are becoming lighter today and chainsaw users are reaping the benefits with better and easier to handle machines.

Technology has encroached significantly in all areas of industry and one has to marvel at the evolvement of chainsaws during the last decade.

The latest batch of lightweight models haven’t compromised on power and the emphasis on safety is extremely important. Manufacturers seem to be in some sort of technology race to see who can produce the most nimble chainsaw on the market. I looked at some of the models released during the past few months at a local trade show and I must say, woodcutters have some difficult choices to make. If you have been a brand loyalist in recent years you may have to start “thinking outside the box.”

I posed the question to several chainsaw dealers that if I was in the market with a mid sized budget, what could I expect for my investment. Of the number of impressive models available. Stihl’s MS230 and MS 230 C-BE models seemed to gain a strong nod of approval from the group.

It seems woodcutters have a lot of say in proceedings and manufacturers are sitting up and taking notice. One of the “bug bears” for chainsaw users over the years has been the starting functionality. Easy to start chainsaws are now here to stay and the tip is it is only going to get better. The addition of a quick chain adjuster to the above mentioned models means that adusting chain tension via tools is a thing of the past.

One complaint I hear continually amongst chainsaw users is that the weight of chainsaws can sometimes cut productive cutting time down to a minimum. Tiredness is something that can creep into the scenario and is one of the safety aspects a chainsaw user should take particular note of. I’m amazed at the technology that chainsaw manufacturers are able to include today as machines become less and less cumbersome. To give you an example of how much lighter chainsaws are becoming and how rapidly it’s happening I randomly looked at Stihl’s lightest chainsaw, the MS 192T. Would you you believe it is a whopping 26% lighter than it’s predecessor.

The introduction of lightweight chainsaws across the board means that operators now have more flexibility when it comes to the tougher pruning jobs. Again, the lightweight design of today’s chainsaws are playing a major part in cutting down the danger aspect to users. The fact they can be controlled more effectively means there is less chance of any sudden vibration causing the user to lose control.

Don’t get too complacent though; chainsaws are still a dangerous piece of equipment however, any refinements from a woodcutter’s perspective are a bonus.

You’re in the market for a chainsaw but you have no idea what to buy. This is a common predicament for prospective chainsaw users and would you believe, inexperienced woodcutters are virtually putting their safety, and in some cases, their lives at risk by not doing their homework in selecting the right chainsaw.

Too often, non professional chainsaw users are throwing money against the wall by making hasty and ill-informed decisions about the type of saw they purchase. I am going to point out a few facts for inexperienced chainsaw users who are seriously considering buying their first chainsaw.

Did You Know?

A chainsaw is the most dangerous tool you can purchase. A staggering number of injuries and deaths are attributed to chainsaw use every year in the United States alone. The figure is alarming… between 30-40,000 and most could have been prevented simply through observing proper safety measures.

What Size Machine Should I Buy?

Technology has enabled manufacturers to produce lighter yet more powerful machines and the quality of chainsaw continues to astound even the most qualified woodcutter. When shopping for a chainsaw, choose one that you are comfortable in handling. If it feels too heavy then put it down and test another, lighter model. If you are only looking for a machine to do occasional work with then talk to your dealer and get a suggestion on what chainsaw is best suited to minor jobs. You don’t want to go overboard and buy an expensive model capable of felling the world’s tallest timbers if all you’re intending to use it for is to help clear some nuisance brush in the back yard.

The same applies to those requiring a chainsaw for heavier jobs. You don’t want to buy a small machine thinking it will save you money. If you have larger cutting jobs to perform then look for the appropriate model. Why? Again, safety is the big issue here. You think you may save yourself a couple of hundred bucks by buying a cheaper, less effective model but how much do you value your safety. A machine that has to work beyond it’s limit and capabilities will not only struggle to complete the job but will endanger the user by causing unnecessary fatigue. Yes, chainsaws are great and handy to cut through tough jobs but a user who becomes fatigued using a saw that is working beyond it’s intended use suddenly puts his safety and life at risk. Fatigue is a major cause of many accidents related to chainsaws around the world today.

Consider the safety aspect when purchasing your chainsaw. Manufacturers such as Stihl and Husqvarna place great importance on safety and matching the right chainsaw to the right job. They are a good starting point when searching for information. Your local dealer should be be able to provide you with enough facts and figures for you to make an informed decision on which machine will suit your needs. If not, move onto another dealer.
